What do you need to buy a property here?
- Money, about 20-30% of the value of the property, if you have Spanish residency or 40-50% if you're a non-resident, as you can finance the rest with a loan from a Spanish bank. Note that currently, the loans in Spain are among the cheapest in Europe!
- N.I.E. number (equivalent to your local tax number) - we will help you arrange it while your visit on Costa Blanca.
- Spanish bank account - we will help you to set it up.
Price estimation
Using an appraiser/valuer, to determine the selling price before buying the property, is not a common practice in Spain. Therefore, with their practice and proven knowledge and experience in the local housing market, the real estate agents at KW Casas real estate will advise you throughout the process.
Taxes and sale price
There are many rules regarding the calculation of taxes and fees when buying or selling a property on the Costa Blanca (Spain), and taxes and fees will vary depending on whether you are a resident or non-resident. If you have any questions, we are happy to provide legal and financial assistance.
On average, add approx. 13% of fees (notary, taxes, etc.) to the price of the property.
You always have to pay the property tax in cash.
If you have any questions, just let us know.
Two types of contracts
The seller can choose between two types of contracts: exclusive and non-exclusive. Many sellers choose the exclusive contract, which offers many advantages. Mandates
If you are unable or unwilling to be present at the signing of the contract, we can authorize a notarized representative of KW Casas real estate or our lawyers to sign the documents on your behalf.
